How long will it take to create my property advertisement?
That depends on how much information you want to include. You could spend anything from 5 minutes up to an hour creating your advertisement. Attaching as many photographs as possible is quite important. Although prospective buyers will read your property description it is often the images of your property which will interest them the most. If you don't have much time to work on your advert you can always keep it basic and then login and add to it when you have time.
What kind of information should i include in my advert?
When creating your property description you need to think about what makes your property appealing to a buyer / tennant. What attracted you to the property when you purchased it? Is there anything unique about your property which others in your area don't have? Does it have a large garden, a new fitted kitchen, amazing views, good transport links? You may also want to include some information about the local area.
Am I selling my property for the correct price?
The best way of checking the value of your property is by comparing it to other property prices in your local area. The following link takes you to a free website where you can check land registry records to for other property sale prices in your area. You can alter your sale price on our website at any time using your login details. The level of feedback you receive from your advert is usually a good indicator as to whether you are asking a realistic price for your property.

How can i get images of my property on my advertisement as i do not have a digital camera?
We will be happy to scan any standard photographs you send to us and list them on your advert. Please register and create the text for your advertisement. You can then send the photographs to us including a letter with your name and address so that we can trace your advert and attach the photographs.
What if I'm already with an Estate Agent?
You can still use our services even if you are already selling through an Estate Agent, this will just increase your chances of selling quickly.
Will I still have to pay my Estate Agent commission if I sell using Pads4People?
That depends on the contract you have with your Estate Agent.
Sole Agency
A sole agency contract means that you can only use the Estate Agent you have the contract with to avoid being committed to paying them even if you sell through a different Agency. Pads4People is an online advertising company and not an Estate Agent. Therefore as long as the buyer of your property was found through our website and had no contact or assistance from your Estate Agent, then you do not have to pay your Estate Agent any commission.Multiple Agency
You can decide to use a Multiple Agency contract, which allows you to use several Agencies although this can be more expensive. (You only pay the Estate Agent which makes the sale). The same rules apply here, if you find a buyer using our services and they have had no contact with any of your chosen Estate Agents, then you won't need to pay any commission.Ready Willing and Able Purchaser
A contract for a 'Ready, Willing and Able Purchaser' means that you have to pay your Estate Agent their commission if they find you a buyer who is able and prepared to buy your property and exchange unconditional contracts. Even if you decide to withdraw from the sale or manage to sell privately, they could still make you pay their fee if they have met the conditions of the contract. Not advised!
