Do I need a HIP?
From 1st August 2007, all home owners selling properties. in the UK with four or more bedrooms will need an HIP (until the end of 2007 a property can be advertised as soon as a pack is commissioned). Properties with less than 4 bedrooms will not need a HIP until later in the year while more energy assessors are being put in place.
Can I still advertise on Pads4People?
If you have a property with less than four bedrooms or your property has at least four bedrooms but you have commissioned a pack, you can advertise on our website. To commission an HIP, please email us at info@pads4people.co.uk.
What is an HIP?
An HIP is a pack that assesses how energy efficient your property is. This information is then made available to potential buyers to provide an overall picture of the property they would like to purchase.
What is included in an HIP?
An HIP pack contains:
- An index of its contents/documentation
- Terms of sale
- Evidence of title (to prove that the seller owns the property and has the right to sell)
- Replies to local searches
- Energy performance Certificate
- Copies of warranties and guarantees for new properties
How much do HIP’s cost?
Many Estate Agents will charge up to £600 for an HIP, adding hundreds in commission. Some may even charge a lower amount for your pack but increase their fee for selling your property to cover the commission they would like to earn for arranging your HIP. By using an Estate Agent, you may also get tied into a contract forcing you to sell with them by using their HIP services, and not having the option to change Agents like you would normally. We recommend that you use an independent HIP company rather than an Estate Agent to keep your options open when selling your home.
